Landlord's Gas Safety Certificate

We will instruct a Gas Safe Registered engineer to test all gas-powered appliances thoroughly and issue the landlord's gas safety certificate (copies for landlord, tenant and managing agent).

Energy Performance Certificate

£ 99.00

This is required for all new or renewing residential tenancies and is valid for 10 years. It will be carried out by a certified domestic energy assessor.

Electrical Safety Checks - (PAT Testing)

Between £ 5 and £ 10 per appliance.

We will instruct a qualified electrician to test all electrical appliances in the property and issue approval notices accordingly. We can also arrange inspections for entire electrical installations if required.

Landlord's Insurance

Price dependent on levels of cover

We can provide details for the following specialist landlord policies.
- Buildings Insurance
- Landlord's Contents Cover (important for furnished properties)
- Loss Of Rent (while the property is being repaired etc)
- Public Liability Cover (covers you against being sued by the tenant for injury etc in the property)
- Legal Expenses Cover (in fighting claims against tenants in court).

Cleaning and Carpet Cleaning

We'll instruct a professional cleaner to thoroughly clean all areas of the property prior to the new tenants moving in, including carpets.
