Information for Landlords 

Letting and Full Management Fees for Landlords From 1st June 2019 

Tenancy Arrangement Fees £150+vat New Tenancy / £100+vat Renewal 

Following the Tenant Fee Act 2019 which comes into force on 1st June 2019, we will charge the following additional fees to Landlords to cover the costs previously paid by tenants but now prohibited. 
 
£150+vat = £180 total at the start of each Brand New Tenancy 
 
£100+vat = £120 total at the start of each Renewing tenancy with existing Tenants 
Our letting fee (including rent collection) is 8%+vat (9.6% including vat) of the gross rent, payable annually in advance unless otherwise agreed. 
Our full management fee is an additional 4%+vat (4.8% including vat) of the gross rent, payable annually in advance unless otherwise agreed. 

Landlord's Gas Safety Certificate 

£85+vat (£102 including vat) 
 
We will instruct a Gas Safe Registered engineer to test all gas-powered appliances thoroughly and issue the landlord's gas safety certificate (copies for landlord, tenant and managing agent). 
 
A boiler service can be carried out at the same time for an additional £40+vat (£48 including vat). 

Electrical Installation Condition Report (EICR) 

Mandatory for all rental properties from Spring 2021 
We will arrange for an EICR to be carried out when due 
 
Prices from £240 (£200+vat) for a one bedroom apartment 
Usually valid for 5 years 
Any remedial works identified at additional cost 

Cleaning and Carpet Cleaning 

Price dependent on size of property, please ask for details. 
 
We'll instruct a professional cleaner to thoroughly clean all areas of the property prior to the new tenants moving in, including carpets. 

Energy Performance Certificate 

£99+vat (£118.80 including vat) 
 
This is required for all new or renewing residential tenancies and is valid for 10 years. It will be carried out by a certified domestic energy assessor. 

Landlord's Rent Guarantee Insurance 

Price dependent on size of property, please ask for details. 
 
Via Homelet, we offer a comprehensive Rent Guarantee and Legal Expenses Insurance Policy, in the unlikely event that a tenant is unable or unwilling to pay the rent. 

Inventory Report 

Price dependent on size of property, please ask for details. 
 
We'll instruct a professional inventory Company to produce a detailed inventory and condition report of the property (with photos) at the start and end of each Tenancy 
all prices subject to the addition of VAT at the prevailing rate
